Up until I read that I used to really like The Garden.
Have passed the pavilion hundreds of times. Never crossed the threshold. Always looked very down at heel to me. Perhaps it's had a lick of paint since I last passed.

Pavillion got done up last winter
It's still shit but it's clean and no longer disintegrating. The Garden does a properly decent grill nowadays, their Lamb Shish is brilliant.

With the three low rises that share the plot with it, there is zero marketability for luxury apartments on that site. Testerton walk and the other two.
